II. OWNER REPRESENTATIVE

  • Tendering Services

    • Issue the tender to various contractors, and organize tender clarification meetings with the different bidders
    • Assess and compare the different offers from financial and technical competence point of views, and provide recommendations on preferred bidder
    • Award the contract to the chosen Contractor, and set the construction timeline

  • Coordination Services

    • Act as the Client representative with the engineers/consultants and selected subcontractors during the execution of the project
    • Coordinate with the appointed local Consultants and Contractors
    • Management, monitoring and controlling of the Project works in respect to the Project schedules; in order to achieve in-time completion within Budget and at the required level of quality
    • Negotiate changes to the scope of work with the client and key subcontractors
    • Periodic Progress Reports

  • Technical Consultancy Services

    • Provide technical opinion and propose realistic solutions on issues encountered on site
    • Negotiate the supplier and contractor offers in order to ensure the client gets the most competitive prices

  • Site Supervision

    • Perform project walk-through with the Client, the Consultants and the Project Manager. Ensure all punch list items are completed correctly and in a timely manner
    • Confer with and oversee construction supervisory personnel and contractors engaged in planning and executing work procedures, interpreting specifications and coordinating various phases of construction
    • Monitor performance of suppliers and subcontractors to determine compliance with contractual obligations
